Section 8 Housing Choice Voucher

The Section 8 Housing Choice Voucher, (sometimes referred to as a HUD voucher), is a program in which participants are issued a voucher that enables them to rent an apartment or house in the community with a participating landlord. The Housing Authority pays a portion of the rent on behalf of the household directly to the landlord and the tenant pays a portion of the rent based on their income. All rentals are inspected by the Housing Authority inspectors prior to signing an agreement with a landlord and every year thereafter to ensure that the housing meets the Housing Quality Standards established by the Housing Authority. The Voucher program is our most popular form of assistance, so waiting times are typically longer than they are with our other programs.

 

Section 8 Project Based Voucher

Much like the Section 8 Housing Choice Voucher program, the Project Based Voucher program provides the family with a voucher that helps pay their rent. The difference is that a Project Based Voucher is offered for a specific apartment. These apartments are located in newer apartment communities in Ashland, Medford and Central Point. Families must reside in the apartment for no less than one year before they are able to request a voucher to move with. If a voucher is available, the family will be issued a regular Housing Choice Voucher and then they may move from the apartment with continued assistance.

 

Moderate Rehabilitation

The Moderate Rehabilitation program is a unit based assistance program, meaning the assistance is offered for that specific unit and is not assigned to the household. These are all studio or one bedroom units located in downtown Medford. The apartments were moderately rehabilitated (hence the name) and tenants pay rent based on their income. Utilities are also included in all of these apartments.
